Having no power when you move into a new house is rarely a good sign. But for the Talladay family, it was a hint that they were joining a close-knit community.

"The night we moved in, we couldn't get the lights to work and our one neighbor strung a line from his house over to ours so we would have electricity," Matthew Talladay said. "We love it. It's very quiet with lots of family-age folk. We would go on walks most evenings with the girls and knew most of our neighbors."

Four years after moving in, the Talladays are leaving behind 3505 Eighth Ave., Beaver Falls (MLS No. 962547), for a new job and to be closer to relatives. The three-bedroom home is listed for $75,000 through Michael Witterman of RE/MAX Select (724-531-3173 or www.selecthomefinder.com).

The 1928 Craftsman-style bungalow is in the College Hill neighborhood, named for nearby Geneva College. Many College Hill residents work at the college, including Mr. Talladay, assistant director of its Pisgah Program.

"From our house to the college it's about six blocks, so generally I would walk there," he said.

Mr. Witterman, the Realtor, is a former resident. "The one thing that really sets this house apart is the College Hill community. The communal aspect of that area is really strong, pretty special," he said.

The Talladays rented for two years before buying the house in August 2011. The house has a covered front porch, recently refreshed with a new coat of paint, and a back porch with plenty of room for table and chairs for outdoors entertaining. The master bedroom, which measures 12 by 12 feet, is on the first floor.

Across the hall is their daughters' room, also measuring 12 by 12 feet.

Sadie, 3, and Baylee, 1, have their mom, Stephanie Talladay, to thank for the decorative touches in their bedroom, including a tree decal climbing up soft green walls. A checkerboard effect featuring four or five colors on the opposite wall gives a playful feeling to the room. Both bedrooms have wall-to-wall carpeting.

"I'm 80, 90 percent certain the two bedrooms have hardwood [under the carpeting]," said Mr. Talladay.

Original hardwood was in 14-by-13-foot living room and 14-by-10-foot dining room when the family moved in.

"The hardwood floors were all stained and gouged up pretty good," Mr. Talladay said.

He and his wife refinished the Bruce oak floors in both rooms, one of several projects.

The bathroom was gutted to the studs and totally refitted with a shower/tub combination with dark rubbed bronze hardware and ceramic tile tub surround. The dark wood of the vanity and matching mirror nicely sets off the more neutral tones of the tile and light green walls.

The most recently completed project was the 14-by-11-foot bedroom on the second floor. The rest of the second floor remains unfinished. Mr. Talladay sees this as a perfect setting for a master suite.

The couple also replaced 12 of the 17 windows with new double-paned vinyl in 2011.

While the 11-by-9-foot kitchen is functional, the new owners most likely will want to update it. There is plenty of cabinet space and a nice view out the kitchen window to the small backyard.

The detached garage in the back is "not in great condition," Mr. Talladay said, and may not be worth renovating.

The family had plans to put in a concrete parking pad and expand the garden area. The basement is unfinished but it could become a game room or media room.

Beaver Falls has a main street of small shops and restaurants along with a new art gallery and century-old Carnegie library.

It takes about 20 minutes to drive to Pittsburgh International Airport and about 45 minutes to Downtown Pittsburgh.

The property has an assessed value of $17,300 (www.beavercountypa.gov/assessment-tax-claim-office-property-search). Over the past three years, five properties have sold on Eighth Avenue for prices ranging from $11,000 in September 2010 to the $58,000 the Talladays paid for this property in August 2011 (www.realstats.net).
