One of Cranberry's most visible yet vacant corners won't be vacant much longer.
Leases have been negotiated with tenants and construction of The Promenade on about 20 acres at Ogle View Road and Route 19 could begin as soon as this fall, said attorney Maureen Sweeney, of Pittsburgh, representing developer Warner Pacific, of Sturgis, Mich.
The Promenade could be the first of the township's proposed mixed-use developments to get under construction. The land, currently owned by the Meeder Family, which has a farm at Rochester Road and Route 19, is to host a mix of residential, office, and retail when it is built. Its primary focus will be retail, however.
Ms. Sweeney said she expected detailed site plans to be brought to Cranberry supervisors for a vote in August. Township supervisors gave a thumbs up June 28 to subdivision approval for the project, which divides the acreage into six lots that will be developed in stages.
At this point, Ms. Sweeney acknowledged that things could change, depending on the market, and the development is being staged in two phases.
The first phase is about to move from drawing board to dirt. She said it will include a multi-tenant retail building, a small grocery, a pharmacy, and two banks with drive-throughs. A parklet will be a centerpiece of the first phase.
Ms. Sweeney said the developer has hopes of breaking ground this fall but may have to wait until spring, depending on how smoothly the municipal development process flows.
