Homes planned for spot along T line

Allegheny County Chief Executive Rich Fitzgerald today announced a tentative deal to build a $41.5 million residential development in Bethel Park next to the South Hills Village "T" station.

The deal, involving private developer Massaro Dawson Group and the Port Authority, has several hurdles to clear.

First it must be approved by the Port Authority board. If the deal clears the board, Port Authority management would then negotiate terms with Massaro Dawson.

The board and the Federal Transit Administration would then have final say.

Massaro Dawson's plan for the 6.43-acre parcel, now a surface parking lot, includes four buildings with a total of 320 units and a clubhouse.

"The goal of transit-oriented development is create compact, livable communities centered around a high-quality transit system," Mr. Fitzgerald said today.

"Massaro Dawson Group has put forward an exciting plan to develop a 298,000 square-foot residential complex at the South Hills Village 'T' Station, and we look forward to working with them to make this vision a reality."

Massaro Dawson has proposed a 52-year lease of the Port Authority-owned site for nearly $5.6 million, or about $107,000 a year.

The developer also wants 160 parking spaces in the South Hills Village garage to be set aside for tenants of the apartment complex.
