Developer's plan for Cranberry pleases supervisors

It may be only a developer's dream at this point, but Cranberry supervisors agreed it is a pleasant one after they got their first public glimpse of plans for 56 acres next to the Westinghouse development south of Route 228.

"Oh, I like what I see," said Supervisor John Milius.

"Very nice," agreed Supervisor Bruce Mazzoni.

The smiles and nods were abundant following the presentation of what is being called the Village of Cranberry Woods, the latest "dream" of Don Rodgers, a prolific developer in Cranberry.

"We're three to four years off," Mr. Rodgers acknowledged after the presentation of the plan by his architect, Andrew T. Sullivan, of The Martin Architectural Group of Coconut Creek, Fla.. "The only thing we have [for certain] is two hotels. The rest is, well, a dream."

Most of Mr. Rodgers' dreams for Cranberry have come true: he has built a half-dozen or so hotels, including a Residence Inn; a few shopping plazas, including Cranberry Commons; and hundreds of homes, including those in Avery's Fields.

If his plans for the Village at Cranberry Woods follow suit, the township will get a mixed-use development that will combine apartment dwelling above street-level shops and offices, restaurants, hotels and perhaps a cinema.

"It'll be a landmark concept, a wonderful placemaker," Mr. Sullivan said at a Sept. 25 meeting of the township supervisors.

The site for the proposed development is south of Route 228, north of the Westinghouse property, and west of Franklin Road. It had been part of the Family Resources Center in Marshall.

Mr. Rodgers said he has deals to build a Hilton Garden Inn and a Homewood Suites on the land, but that the majority of the property will be dedicated to a town center-style development with a fountain, public seating, two bridges over a small stream on the site, gazebos, paved walkways and a deck over a detention pond.

The land is zoned in a variety of ways, but the township has been working for several weeks on an overlay district that would allow a town center to be built on the land.

Once the proper zoning is in place, Mr. Rodgers said he will come forward with definitive plans, but he said it will take time to bring the concept together.

The hope is that the development will serve the hundreds of people who will work at the adjacent Westinghouse complex that is under construction.
