This 1910 Victorian row house at 612 Sampsonia Way in the Mexican War Streets (MLS No. 706634) is prime for renovation.
The three-story home -- which has three loft-style open rooms (one 20 feet by 13 feet, two 12 feet by 25 feet), one full bathroom (13 feet by 10 feet), one partial bathroom and two fireplaces -- is priced at $85,000 through Susan Lee Meadowcroft with Coldwell Banker Real Estate, Inc., Shadyside, 412-363-4000, ext. 738 or 412-403-4471.
The late artist Lorraine Wiegman once lived in the house.
"As do many artists, Ms. Wiegman enjoyed studio space with northern light," Ms. Meadowcroft said.
To achieve that, the artist designed an atrium on the third floor, which could be converted into a master suite. The atrium has a wonderful vista, with both western and northern windows.
"The floors are stenciled, the walls are coved and a glass sliding door has been installed, allowing for abundant morning light," Ms. Meadowcroft said. "A roof top deck was planned, but never built."
A center staircase, once located between the parlor and dining room, was moved to the right of the home -- creating the two large loft-style open rooms on the first and second floors, she said.
Brick above the first and second floor fireplaces is exposed, as is a brick wall in the kitchen (13 feet by 10 feet), which has a slate floor.
The home also includes five large Victorian columns, three of which are installed, and original pine floors perfect for refinishing.
An energy efficient roof, designed to reflect sunlight for ambient cooling in the summer, was installed in 2006. Weather walls, north and west, have been pointed.
Located midway between the Beleza Community Coffeehouse and the Monterey Pub, with The Mattress Factory down the street, the house also is convenient to other North Shore attractions including, river trails, PNC Park, Heinz Field, the Carnegie Science Center, The Warhol Museum and the site of the future Majestic Star casino.
An open house will be held March 30 from 1 to 4 p.m.
The house, which has an assessed market value of $36,500, was previously sold in 2005 for $20,000 (www2.county.allegheny.pa.us/realestate).
Since January 2004, 13 other houses have sold on Sampsonia Way, with prices ranging from $12,050 in May 2004 to $159,000 in March 2005 (www.realstats.net).
The Mexican War Streets area, on the city's North Side, is in the Pittsburgh School District (www.pps.k12.pa.us).
