Cranberry supervisors are poised to approve plans for a commercial development that will include an Aldi grocery store, but securing right-of-way agreements from neighbors could slow construction plans.
The drawings for Cranberry Promenade at Route 19 and Ogleview Drive were reviewed Tuesday by township supervisors, who indicated they would vote in favor of the plans at their meeting at 7 p.m. Dec. 6.
Maureen Sweeney, of Pittsburgh, attorney for Warner Pacific, of Sturgis, Mich., said her clients will work on obtaining highway permits this winter, and they hope construction can begin in the spring.
Planning Director Ron Henshaw said the intersection improvements and access to the site will require cooperation from neighboring landowners such as Rocco Viola, who owns the land across the street at Rowan Road and Route 19.
"It could slow things down for them," Mr. Henshaw said. Ms. Sweeney agreed the negotiations could take some time but said there are "other avenues" to pursue in getting a highway occupancy permit if neighbors aren't cooperative.
The project calls for 43,910 square feet of mixed uses on 20 acres owned by the Meeder family, of Cranberry.
Though Ms. Sweeney said she couldn't publicly confirm any tenants for the site, Mr. Henshaw said the Aldi bag-your-own-groceries chain is expected to anchor the site along with a pharmacy, two banks and one multi-tenant building in the shape of an "L."
Ms. Sweeney said the development will be distinguished by its camouflaged parking, its walkability and its themed architecture.
Depending on the success of the first phase, a second phase could include more retail and second-story residential units.
