After months in the works, plans have been submitted for Cranberry Woods, one of Cranberry's biggest developments consisting of a Pittsburgh Penguins practice rink and a UPMC sports medicine building.
Because the concept of Cranberry developer Don Rodgers' development has changed substantially, the revised application must go through the municipal approval process. The original development had been submitted in fall 2008 and approved in June 2010.
Cranberry planning director Ron Henshaw said the application will be reviewed by the township's planning advisory board then forwarded for review by township supervisors around September. "With a project of this scope, it will take some time for [the officials] to review everything, though staff has been working for months on this plan with the developer," he said.
The new Village will have similar components in a different mix: There won't be a movie theater but there will be an indoor set of two ice skating rinks, one for public use and one for the Pittsburgh Penguins practice sessions.
There will be retail but less of it. There will, especially the 180,000-square-foot, three-floor UPMC sports medicine office building that will feature two floors of offices and one floor with enclosed double ice skating rinks.
In addition to the Hilton Garden Inn already on the site, two more hotels (one with 92,500 square feet with 125 rooms and the other with 88,100 square feet and 108 rooms) will be constructed as well Mr. Henshaw expects the municipal approval process to take about six months with site development followed by construction in 2015.
"This is one of the township's biggest developments and it's important for its location. It sits at a very visible corner in proximity to the (Westinghouse Corporation campus) and the Cranberry Woods (office complex,)" he said.
It's visibility is especially important given that the development epitomizes Cranberry's goal of mixed-use districts that encourage people to live, work and play in the same locale. "It's part of our vision for this corridor to encourage development that is pedestrian-driven, connected. This plan does that,'' Mr. Henshaw said.
The project recently received a $3 million state economic development grant.
