615 Newport Drive

Sometimes you just know when you find the right house. For Tammy Sadler, she clearly remembers looking at 615 Newport Drive.
“When I walked in here for the first time, I knew that this was the perfect house for me.”
Since 2009 she has loved the convenient location in Penn Hills off Interstate 376 East and the low maintenance of living in the Newport Square Townhouses plan. So when she told her friends that she was going to sell the two bedroom, 2½-bath townhouse, the reaction was the same.
“My friends said “I can’t believe you are going to move!”
But as one love story is coming to an end, another is beginning. Tammy’s family is growing and she needs a place with one more bedroom.
Her beautiful end unit is listed for $159,900 (MLS#1259751) with Staci Rullo of Northwood Realty, (412-242-4100 or www.northwood.com) It is open by appointment.
The outside has a neutral color palette and cheery red garage door and front entry door. The garage holds one car. The end unit is surrounded by plenty of well-groomed foliage and landscaping.
Inside, a small entry area and hall give a nice landing zone. A ceramic tile floor leads into the main living space. The great room combination is painted in a nice sky blue. The kitchen has white farmhouse doors, white Corian counters and a double-wide, extra tall pantry. An angled kitchen island seats four.
The open family room features a large corner fireplace with a gas insert.
The living room has wall-to-wall carpet and there is a powder room. The combined living space of the rooms are 22 feet-by-20 feet.
The kitchen features all white appliances including an electric stove, disposal and refrigerator. A patio door leads to the backyard, where the owner just installed a stamped concrete patio in earthy tones.
“I have the yard that wraps around the home,” Ms. Sadler said. The extension of the living space is enhanced by the green space — all taken care of by the $230 monthly maintenance fee, which includes snow removal.
Upstairs, the spacious master bedroom with vaulted ceiling is in the front of the house. A Palladian window shows off the height. The master bedroom features an ensuite bath, with large, two-person jetted tub and large vanity in that space with dressing table.
The bedroom also has a wall of closets, each with closet organizers.
Heading back down the hall, there is a laundry on the left and another full-size bathroom on the right. Just beyond, the rest of the floor is laid out for the second bedroom, also with vaulted ceiling and lots of closet space.
There is wall-to-wall carpet on that floor as well. “It is so quiet. Even with an end unit we never hear anything at all,” Ms. Sadler said.
All of the remodeling, with the exception of the back patio, was done in 2009 by the previous owner so the unit is essentially new. There is a swimming pool, community room and tennis courts.
The Allegheny county’s 2016 assessed value is $92,000. (www.allegheny.pa.us/RealEstate/GeneralInfo.aspx) Over the past three years, 13 houses have sold on Newport Drive ranging in price from 70,000 in April of 2014 to $162,500 in September 2014. (www.realstats.net)
Shopping Is convenient to Business 22, Rodi Road and the Waterworks Plaza across the Allegheny River near Aspinwall. It is also a convenient hop right on the highway for access.
“I am excited to turn it over to the next person,” Ms. Sadler said “…I want them to feel the same way I did, that it is the perfect house for them.”
