Over the past year, the Post-Gazette has featured than 50 properties, from a new apartment development in Squirrel Hill to a historic row house in the city's Deutschtown neighborhood. Some sold, some came off the market and some are still looking for their next new owner.
Gone on the first call
When asked about 1470 McElheny Road, South Park, profiled in April, Agent Jeff Plymell was pleased to say, "The first person who called me [after the house was featured in the PG] ended up being the one that purchased the house."
Listed for $449,000, the house closed in August for $435,000 after being on the market for less than a year. It was the home's unique style, from the decorative faux painting in the "fairy princess" bedroom to the high-pitched ceiling in the master bedroom, that made the sale.
"They had been in the market for a couple of years and hadn't found anything," Mr. Plymell said, "They saw the house through the story. ... The uniqueness of the house sold it."
Looking for the right one
The Colonial Foursquare at 823 Chestnut St., Coraopolis, (ML#972177) is a large historic home that is still looking for its next new owner.
"Actually, when the story was in the PG we had good traffic going through the house," said Pam Keczmer of Howard Hanna Real Estate Services (724-601-5442).
Priced at $169,000, Mrs. Keczmer said the owner is willing to negotiate. At one point, the owner came close to a sale but it didn't work out.
"They loved the house but they ended up preferring the house in Ross Township ... it came down to location," Mrs. Keczmer.
A part of Pittsburgh past
Sometimes a house can be more of a challenge than most people are willing to take, but then sometimes an opportunity is worth facing the challenge.
The home at 1102 Linden Place, Deutschtown, was originally listed for $35,000 but was increased to $40,000 by the East Allegheny Community Council. Council member Nick Kyriazi is surprised that the historic row house has not sold, but he also sees the challenge that it presents.
"I really don't know why it hasn't but maybe people are daunted by having to take out the third room," he said.
The facade of the house has been rehabbed to its original style based upon Mr. Kyriazi's research, but the house needs structural work, including removal of the rear section of the building that has been found structurally deficient by building inspectors.
Urban living, suburban touch
Lee Reedy of Pennrose Management Company is pleased with the 75 percent occupancy rate that her company is seeing at the Gateway at Summerset apartment complex in Squirrel Hill, profiled in June not long after the community opened.
"We have a minimal number of one bedrooms, three or four, [available] at this point," Ms. Reedy said..
Returned to rental
The home at 2114 Orchard Street, Munhall, is five-bedroom, three-bathroom house on a quiet dead-end street that was on the market for $119,000. Profiled in February, the home is handicapped-accessible with an outdoor elevator that the previous owner had installed.
Now, with a sitting tenant and no offers, the owner has taken the house off the market for the time being.
A gem in the city
After the home was featured in March, there was a lot of interest in the Victorian at 651 Southern Ave., Mount Washington, (ML#964682) listed at $150,000.
But the large historic home hasn't found a new owner and is currently off the market.
Real estate agent Maggie Jayson figures, "It's going to take someone who loves it. ... It's going to take someone who has an interest in restoring."
Built in 1900, the home has been a witness to Pittsburgh's history and features a wraparound porch with fine views of the large, well-maintained lot.
"I would say it's going to come back on the market in the spring, but if someone is interested in looking at it to give me a call," Ms. Jayson (412-999-9528) said.
Car enthusiast's dream house
When the story ran in late January, the house at 304 Robb St. in Kennedy was described as one of a kind. A comfortable four bedroom, it was the garage that set this house apart. Many houses come with a garage, but the majority don't rise to the standard of the one at this house.
Last spring, the house, originally listed for $270,000, sold for $255,000.
"It was a very positive situation with it being in the paper, it truly did bring light to the home," said Darleen Clements of Coldwell Banker Real Estate Services.
Riverfront retreat still rolling
The contemporary home at 147 Grant St., Verona (ML#968855), has a lot to like with its riverfront views. But the home is still on the market. Profiled in October, the house is listed for $440,000 with Bill Craig of RE/MAX.
"The [family] built it from scratch and they've enjoyed it," Mr. Craig said. "And because of your article I showed it about for more times than I had before."
Putting things on hold
Like many people who have retired, the family members at 932 Hamilton Ave., Latrobe (#ML957777), originally listed for $184,900, decided to take their house off the market and headed south for the winter.
And while the three-bedroom, two-bath home is temporarily off the market, agent Terry R. Warren of Howard Hanna Real Estate, 412-539-9705 or www.howardhanna.com said he would call the family and arrange viewings for serious clients. Otherwise, the house will come back on the market in the spring.
