At one time, dck Worldwide not only was to serve as construction manager for an $81.8 million office and hotel project on Forbes Avenue, Downtown, but it also was to be the complex's first tenant.
Now it will be neither.
Turner Construction Co. has replaced dck Worldwide as the construction manager for the Market Square project and also will take one floor of space in the new high-rise when it is finished in 2014.
Laurie Bowers, a dck spokeswoman, said Wednesday that the company no longer was involved in the project being developed by Washington County-based Millcraft Industries.
"It just got to be too complicated of a deal and we couldn't come to terms. We mutually decided to go our separate ways," she said.
A representative for Turner confirmed that the company would be taking over as construction manager and would be renting a floor of space in the new high-rise but declined further comment.
Lucas Piatt, Millcraft's chief operating officer, could not be reached for comment.
In February, dck Worldwide moved into One PPG Place, Downtown, from its longtime home in Large. At The Gardens project, it was to take 30,000 square feet of the 120,000 square feet of office space available.
Ms. Bowers said that dck plans to remain at One PPG Place, where it has 85 employees.
In May, the city Urban Redevelopment Authority board approved a grant of up to $400,000 to dck Worldwide to support facade and public space improvements as part of The Gardens project.
But URA spokeswoman Gigi Saladna said the grant was contingent on dck relocating its corporate headquarters and being a tenant and equity partner in the project. She said the money has not been awarded because the conditions haven't been met.
Nonetheless, Yarone Zober, chief of staff to Mayor Luke Ravenstahl and URA board chairman, said he was not concerned about the change in construction managers.
"Millcraft has been a great partner. We've done a lot of great work in the city together. Who they partner with on that project, whether it's one company or another, that's an internal matter for Millcraft," he said.
Millcraft hopes to get started on the Forbes Avenue project this fall. Besides the office space, The Gardens will contain 22,500 square feet of retail space, a 175-room Hilton Garden Inn, and a 10-tier above-ground parking garage.
